Warranty & Guarantees

The full text.
No fine print.

Most contractors say "1-year warranty" and hand you a one-page document. Here is ours, in detail. Every commitment below is written into the contract you sign with us.

Workmanship — 1 year

Every component we install — framing, drywall, finish carpentry, tile, paint, mechanical rough-in — is warrantied against defective workmanship for 12 months from the day of substantial completion. If something we built fails because of how we built it, we fix it on our dime. No deductible, no exclusions for "wear and tear" within the first year.

Examples covered
  • Cabinet doors that sag or misalign
  • Tile grout that cracks or pops
  • Drywall seams that telegraph
  • Trim that pulls away from walls
  • Doors that bind or scrape
  • Paint that peels or bleeds
02

Structural — 10 years

Foundations, framing, roof structure, and load-bearing modifications are warrantied against structural failure for 10 years. If a beam sags, a foundation cracks beyond cosmetic, or framing fails — we cover the repair, period.

Examples covered
  • Foundation cracks affecting structure
  • Beam or LVL deflection beyond engineering tolerance
  • Failed structural connections
  • Roof framing failure
03

Mechanical, Electrical, Plumbing — 2 years

All MEP work we install is warrantied for 2 years. Manufacturer warranties on equipment (furnaces, boilers, water heaters, fixtures) pass through to you and typically run 5–10 years. We coordinate every claim on your behalf so you do not deal with the manufacturer.

Examples covered
  • Plumbing leaks at our connections
  • Electrical circuits we installed
  • Ductwork we modified
  • Equipment we specified and installed

Price guarantee

Your fixed-price proposal — issued after design — is your final price. The only adjustments are for client-initiated changes (formally signed change orders) or genuinely unforeseeable site conditions (e.g. asbestos found behind a wall). Subcontractor pricing changes, material cost increases, and our own scheduling errors do not change your invoice. We estimate carefully to give you the best possible competitive price up front.

How to claim

It is one phone call.

See an issue? Call or text the same number you used during the build. We respond within one business day, schedule a visit within five, and resolve most claims within two weeks. We do not require written claim forms, photos before approval, or escalation paths. We just come fix it.
